10月30日,北京(jing)土地市(shi)場迎(ying)來房山、大興、順義等區域(yu)三(san)宗(zong)宅地的集中出(chu)讓,三(san)宗(zong)地總出(chu)讓面積(ji)約18.9萬平方米,合(he)計成交金額為(wei)99億元。
截至30日,年內(nei)北京(jing)土地出讓金合計已(yi)經達到(dao)了2129億(yi)元,刷新歷史紀(ji)錄。目前,50個熱點城(cheng)市的總成交(jiao)額已(yi)經超(chao)過了2.6萬億(yi)元,同(tong)比上漲40%。
中國指數研究院發(fa)布的數據顯示,10月份,全(quan)國土(tu)地市(shi)(shi)場(chang)供(gong)(gong)應(ying)(ying)量(liang)同(tong)(tong)(tong)比(bi)(bi)(bi)增(zeng)(zeng)(zeng)近(jin)四成,各線(xian)(xian)城(cheng)市(shi)(shi)供(gong)(gong)地同(tong)(tong)(tong)比(bi)(bi)(bi)均(jun)(jun)有(you)增(zeng)(zeng)(zeng)加。具體(ti)而言,一(yi)線(xian)(xian)城(cheng)市(shi)(shi)供(gong)(gong)應(ying)(ying)拉動需求上(shang)漲,供(gong)(gong)求多個指標同(tong)(tong)(tong)比(bi)(bi)(bi)走高,北京(jing)土(tu)地出(chu)讓(rang)金(jin)收(shou)入(ru)領銜;二線(xian)(xian)城(cheng)市(shi)(shi)供(gong)(gong)應(ying)(ying)環比(bi)(bi)(bi)小幅增(zeng)(zeng)(zeng)加,入(ru)市(shi)(shi)面積縮(suo)水(shui)近(jin)三(san)成,均(jun)(jun)價同(tong)(tong)(tong)比(bi)(bi)(bi)小幅增(zeng)(zeng)(zeng)加;三(san)四線(xian)(xian)城(cheng)市(shi)(shi)土(tu)地供(gong)(gong)求同(tong)(tong)(tong)比(bi)(bi)(bi)上(shang)漲,出(chu)讓(rang)金(jin)同(tong)(tong)(tong)比(bi)(bi)(bi)倍增(zeng)(zeng)(zeng),平均(jun)(jun)溢價率同(tong)(tong)(tong)比(bi)(bi)(bi)上(shang)揚。
中(zhong)原地(di)(di)產首席分析師張大(da)(da)偉(wei)表示,雖然(ran)土地(di)(di)價格明(ming)顯退燒,但從參與(yu)競爭土地(di)(di)的企(qi)(qi)(qi)業(ye)數量看,房企(qi)(qi)(qi)依然(ran)處于拿地(di)(di)補(bu)庫存狀態(tai)中(zhong)。“對于房企(qi)(qi)(qi)來說,拿地(di)(di)的難(nan)度(du)依然(ran)很大(da)(da),房企(qi)(qi)(qi)依然(ran)要從降(jiang)低(di)管理成本,加大(da)(da)地(di)(di)下(xia)、車位等開(kai)發強度(du)尋找(zhao)利潤(run)”。
